Millar Team Pumpkin Event & Food Drive Oct 19

Come out and enjoy this fall weather! We will be serving pizza for lunch while you trade in a non-perishable food item for a pumpkin of your choice!  This Sunday, October 21 from 11am-1pm, rain or shine at 200 Three Valleys Drive (in the cul-de-sac at the end of the street).  Hope to see you there! First standalone VIP cinema in Canada for Don Mills Oct 17

I couldn't believe this article in the Toronto Star.  The old bookstore (not so old but now closed at The Shops at Don Mills) will now transform into the first standalone VIP cinema in Canada.  This means a child free cinema that has a liquor license. I'm sure residents will have mixed reactions to this as Don Mills is a family community and I was a little surprised at why Cadillac Fairview chose to go with this VIP option. The CNE is open!

Let's go to the Ex oh baby..let's go to the Ex! It's that time of year again. The Canadian National Exhibition (The Ex), can be expensive for a family day of fun so I always suggest packing a lunch to bring with you and take the TTC if you can! They will be featuring bandshell concerts,  midway, rides, a talent competition and much more! It runs from Aug 17 to Sep 3. $16, child/seniors $12, under 4 free (rides extra).

Changes to mortgage rules June 25

You may have already heard Finance Minister Jim Flaherty has made some changes to mortgage rules governing Insured Mortgages that will become effective July 9, 2012.

The changes include:

- Maximum Amortization will be reduced to 25 years from 30 years

- Maximum amount of equity that homeowners can take out of their homes will be reduced to 80% from 85%

- Government backed mortgags will be limited to homes with a Purchase price of less than $1 million

- Maximum gross debt service ratio will be fixed at 39 % and maximum total debt service will be fixed at 44%

I see these changes as a positive for our market and consumers as very few people realize the tremendous extra cost in extending your amortization those extra 5 years. As an example, on a $300,000 mortgage at 4% interest you save almost $12,000 in just 5 years! If you look at the full term of the mortgage it will save you approximately $40,000! Remember thats after tax earnings you need to pay for that difference! All that for a monthly payment difference of $150.00.

It is important that we understand the positives this brings to our economy as it truly helps everyone in the long run.
